Company in Northern Utah Provides Options for Selling Homes in Unstable Economy

LOGAN, Utah – ABC Real Estate LLC is a new company in northern Utah that sells beneficiary directed equity holding land trusts instead of selling property. It offers a solution for those who cannot qualify for a mortgage as well as those who cannot sell their home in today’s faltering economy.

ABC Real Estate is the only company in northern Utah of its kind and can benefit all types of people. “We find buyers and sellers and we connect them with each other.” Said Preston Parker, President of the company. “In a market where houses are almost impossible to sell, we give people another option.”

The transaction requires four individuals: The buyer beneficiary is often someone who can’t qualify for a mortgage and the seller beneficiary is someone who can’t sell a home because of today’s plummeting market. Since the buyer doesn’t have the credit to qualify for a loan, the credit beneficiary comes in. Finally, the investor beneficiary finances the transaction. The general public can be any one of these beneficiaries. Once all four beneficiaries have been connected ABC Real Estate serves as the guarantor beneficiary and the middle man for the transaction.

The buyer pays trust contributions and the other beneficiaries receive trust retributions. Parker said, “If you’ve got money, it’s a way to make more money. If you have good credit it gives you an opportunity as well.” Rent is higher but if the buyer is able to keep up with the payments he will be able to build his credit score. If buyer is not able to make payments there are no foreclosures because the buyer must sign a contract saying that in such a situation he will move out. “What we want is for people to progress and advance,” said Parker. “We can help foreclosures and those who can’t qualify to buy.” When it comes time to sell the house each beneficiary receives a percentage.

ABC Real Estate was founded by Parker in 2008 with the help of his mentors who have similar businesses in Salt Lake City and California. The company handles real estate transactions by using land trusts. ABC Real Estate is currently patent-pending.

JCOM 2160 readings 1

I had never been very concerned about my “netiquette” but it makes sense why it is so important. The internet has become such a common and convenient tool and email has become a typical form of communication. The class readings made a valid point that it is harder to convey emotion in an electronic letter so it is even more important to provide clear and concise message. The internet can be an extremely helpful tool but it can also cause unintended results. It can’t be stressed enough that it is essential to learn to be email-smart to keep good relationships with customers, companies, and contacts.

Amber,

Last time we talked you asked me about what I was studying at Utah State, and when I told you my degree had an emphasis in Public Relations I didn’t have a very good explanation of what that meant. I have since done some research and think that I can explain it to you a lot better now.

I have always thought advertising and public relations were the same, and while they have many similarities, they are also very different. For a company, for example, both departments promote the company and send a positive message to the public. However, advertisement is simply a message from the company to the public while public relations allow communication to flow both ways between the company and the public.

It is extremely important for a company to have a good relationship with its costumers and that is where my degree will be useful. Working in the public relations department for a company would allow me to help the company make improvements and to meet the expectations of consumers.

Since you know me well, you know that I am a people-pleaser; I like to make people happy. Working in public relations I will be able to make a company and its costumers happy. Hopefully this letter has helped you to better understand what I hope to do after I finish school.
